RPM Development
Mixed Income Rental & Condomimium in Orange, NJ

 

RPM Development is primarily a developer of tax credit housing in urban areas of Essex County, NJ Linc32 was its first mixed income property in Orange and Linc52 was its first condo in the area.

The neighborhood is not as well known as its sister communities of East Orange, South Orange and West Orange.  Video was an integral part of the campaign to brand the community as a destination.  The tagline, "Orange to Apple in 30 Minutes," was created to help position the location as ideal for commuters.  A successful lease up and sell out was achieved in fewer than 9 months.

209 unsold units within a 47-story luxury condominium

 

The bust in the condo market created a few opportunities for investment groups.  William Beaver House was positioned as the ultimate bachelor pad in NYC's financial district.  CIM Group purchased the unsold shares with the intention of renting the apartments until the market was better prepared for purchasers.  The existing brand was augmented to cater to a larger audience.  

The unsold units leased quickly with a greater velocity than anticipated.  The brand transition was well received and the group selling apartments today has taken a further step from the initial brand.

234 luxury rentals in Williamsbug, Brooklyn

 

Playing into the artistic roots of the neighborhood, 250N10 was strategically poisitioned as the building to pay homage with street art incorporated inside and out by internationally known artists. The exterior mural garnered over $2.5 million dollars of publicity.  

The building leased up with a higher dollar per sqaure foot and velocity than projected in the proforma.  Both the developer and bank were pleased with the result.

Re-Branding of A Boutique Professional Services Firm

 

History Matters is a consulting firm providing services to real estate developers, non-profits and public institutions looking to navigate the historical registries and Landmark laws.  

The organization needed to upgrade their brand and website to reflect the sophistication of the services provided.  The project consisted of a new logo and website with a more strategic messaging strategy.

A creative solution to a proffer

 

The County of Fairfax set certain proffers in order to gain approval for re-zoning at a property in Tyson's Corner.  In order to successfully fufill a particular requirement, LCOR would have had to historically restore a property that was slated for demolition.  The County was presented with an idea that fulfilled the intent of the proffer without having the developer adjust the plan.  The result was a website and marketing plan that exceeded the expectations of both the developer and The County of Fairfax.

Turning a website into a lead generating tool

 

Rose Associates had a website to promote available properties in rental and co-op buildings.  An adjustment to the design and database coupled with an improved effort to SEO, SEM and social media support helped to build a lead generation engine for the company.  As a result, over fifty percent of closed sales and leases were generated through leads from their website.
